The Inn on Bellevue is perfectly located for exploring Newport, especially the historical sites. You're not a far walk or drive from several places of interest, and are surrounded by lots of little nuances that make this area such a popular vacation spot.

Room temps should be individually controlled
Heating and air conditioning are sometimes an issue, since they're not individually regulated. Thus, the heat may not be on during cold spells, or the a/c may not be turned on when it's warm. Check the forecast beforehand, and be prepared by bringing extra clothes or a travel fan, just in case.

The water pressure and temperature is difficult to keep steady, and may alternate between desirable and terrible preferences. It doesn't seem to be a guaranteed balance between all of the rooms.
