Very handy for the city centre, railway station and University. Almost everywhere within the confines of the city centre is easily accessed from here.

Breakfast is well prepared and presented and is of good quality.

They seem nice and pleasant. Yes, staff here are fine.

There's an ongoing refurb programme. *Give us a room that’s been done then! It will become apparent very quickly that the apparent refurb programme is long overdue. It’s not readily clear how far it has progressed but, suffice to say, you should insist on a room that has undergone the process. Those rooms that haven’t been upgraded are severely sub-standard and the owners are at fault in even thinking of letting them out to paying guests. They certainly aren't doing themselves any favours, either. It seems that the nearby Rock Haven is a sister hotel. Haven’t stayed there but it surely can’t be any worse than this!

If the nearby University is offering any degree courses on sub standard hotel accommodation, they need look no further than this place. Leaking toilets, filthy floors, appalling decoration and furnishings and all in an unsavoury area. Guest self queries include: do you stay in and suffer or risk going out? Those are the choices.

They don’t take cards as a means of payment, although, really they should be paying you to stay here.
