Basically OK.
In this setting, basic requirements are a comfortable bed, coupled with effective air conditioning. Both are to be found here.

There are people staying here; obviously long term and on a shoestring budget. No, it's not the best atmosphere for vacationing visitors - but these people are very friendly and if faced with a problem such as maneuvering the car out of its space, they'll come along and help. Quite heartwarming, really.
Really convenient for a number of locally based amenities and well placed for longer distance trips to places like Yosemite. Geographically, it's a good location.
From the broken ice machine to shoddy rooms and poor maintenance; there's really no reason to stay in places like this. Getting a refund, though, is as likely as a politician fulfilling his promises! You won't get one. Rooms are small and not clean but best not to complain and just keep your mouth shut .. unless you want a deluge of verbal abuse.
If you have a TV in your room, it's reasonable to expect a remote to come along with it? Nope! You pay extra for that! Equally, you expect the phone to work - it doesn't!
This is a slum/ghetto area of town. Yes, there are nice people around and regrettably fallen upon hard times. Equally, there are lots of very shifty characters lurking around too.
